Malta Letting Market

Foreigners coming to Malta for work, pleasure, to retire or to take up residency can easily rent property in Malta. There are no laws that restrain foreigners from renting any type of property in Malta or Gozo. The law does however state that permanent residency requires that the rental amount of the chosen property must not be below the sum of €350 per month and must be rented on a yearly basis.

The majority of the Malta letting market is focused around the Sliema, St. Julian’s and Swieqi area. The starting price for a one bedroom apartment in these areas is around €300-€350 monthly, increasing to €400+ for a modern one. Letting prices for two bedroom apartments start at around €450 monthly, while seafront apartment letting prices begin at around €550 monthly. In these areas one can find all sorts of property since it is the ‘London’ of Malta, whereby most of the economic development takes place.

Further up the scale one can find lovely modern two- and three-bedroom 180 metre-squared seafront apartments starting at just €1200 while prices may go up to €6000 monthly for a penthouse in the Portomaso Marina. Living in these areas one does not need a car or any mode of transport as it is all within 30 minutes walking distance.

Recently, there has been an increase in demand for properties in more central locations like Msida, Naxxar, Balzan, Attard, etc. These are more typical Maltese villages with lots of traditional houses, some lying in narrowing paths that are generally much quieter.

More and more quality properties are being offered in these areas at more advantageous prices in comparison to Sliema and St. Julian’s. One can find several typical Maltese townhouses that are over 200 years old. The price for renting a brand new 3 bedroom apartment with a terrace normally ranges around €450 monthly, while Maltese houses of character start at about the same price. These are only situated 10-15 minutes away by car and comprise all your basic needs. Besides, all amenities can be found within walking distance, and you can even have fresh ‘Maltese’ bread delivered straight to your door daily.

Further north, the towns of Qawra, Bugibba, and Mellieha are touristic areas that are well facilitated and full of life during the high summer season, from June till September, while they turn very quiet during the winter. Since the majority are located along the coast, the properties here offer very good value for money considering rent prices for a 3 bedroom seafront apartment start at around €375 monthly.

One can find all amenities in these areas such as supermarkets, stationers, pharmacies, etc..., but public transport is less frequent than in the Sliema St Julian’s area. It takes approx 40 min to get to Sliema/St Julian’s/Valletta from the St Paul’s Bay/Bugibba/Qawra area. One must say the value for money is much better in these areas.

Houses/Villas with or without pool are available throughout the island at reasonable prices. The starting letting price for a house with a pool is about €1200 monthly, naturally rising to €10,000 for the most premium property. This is a very straightforward process in which you view a selection of properties that match your search criteria. Your Simon Mamo Real Estate Letting Agent will negotiate your offer to get the best price for you. A meeting is set normally at the property itself to sign the 2 page standard contract of lease which takes about 1 hour to complete. This can be sent to you before via email if you like. A final inspection of the property is done by the lessor, lessee and agent to ensure everything is in good working order. Water , electricity meter readings are recorded on the contract. The one month deposit is paid , normally 1/3 months rent is paid in advance, the contract is signed and 2 sets of keys are handed over.
